Lean toward a repair when…
- The damage is localized. A few missing or cracked shingles, a single leak, or a worn pipe boot are classic repair situations.
- Your roof is still relatively young. If it’s well under 15 years old and otherwise in good shape, repairing the problem area usually makes the most sense.
- The issue is isolated to flashing. Failed flashing around a chimney or vent is often a straightforward fix.
- There’s no widespread underlying damage. If the decking and the rest of the roof are sound, there’s no reason to replace everything.
A good repair, done right, can buy you years.
Lean toward a replacement when…
- Your roof is near the end of its life. Most asphalt roofs in Georgia last 20–30 years. Past 15–20, repairs become a losing game.
- The damage is widespread. Shingles curling, cracking, or losing granules across large areas signal the whole roof is wearing out, not just one spot.
- You’re seeing repeated leaks. Chasing leak after leak usually means the roof system itself is failing.
- There’s sagging or significant storm damage. Structural sagging or major hail and wind damage often pushes a roof past the point of repair.
- You find granules in the gutters and daylight in the attic. Both are signs the roof is at or past its limit.
The age test (a quick gut check)
A simple rule of thumb: take a repair seriously if the roof is young and the damage is isolated; take replacement seriously if the roof is old or the damage is everywhere. The closer your roof is to the end of its expected lifespan, the harder it becomes to justify pouring money into repairs that only delay the inevitable.
